This may seem like a slogan; however we believe it is fundamental as a guarantee of security and quality. The estate agent plays an important role in buying your house, which involves not only your pocket, but also your heart. We are ever-mindful of the fact that your house is not only the place where you live, but it's your "home sweet home". Please check that your estate agent is fully qualified and registered, i.e. his/her name must be listed in the Official List of Accredited Estate Agents held by the local Chamber of Commerce, and ideally will be a member of the appropriate trade association.

Please ensure that your working relationship is open and frank. Use appropriate forms to prepare both the sales agreement and the sales proposal. Clear, understandable, carefully read forms are essential to avoid ambiguity and any misunderstandings further down the line. FIMAA has developed appropriate forms with a lawyers' panel, verified them with the appropriate Consumers' Associations and deposited them in the Chamber of Commerce. Please do not forget that commission is a right of the mediator (in accordance with Art. 1775 of the Italian Civil Law and with Law 39/89). As with all economic transactions, services which are free of charge should arouse suspicion. Would you work for no compensation? Would you take on a professional risk for no compensation? Would you be treated by a doctor who offers their services for free?

Please note that the mediator has the right to receive commission from both parties, i.e. the seller and the buyer. This is a guarantee of neutrality and of their acting as an independent third party. It is also a guarantee for you.

Assigning the estate agent sole agency is your choice. Remember that sole agency guarantees service and quality. The thorough preparation of the sale of an estate means that costs will inevitably be incurred: advertising space in magazines or newspapers must be paid for, as must secretarial staff.

Please do not forget that the commission is due at the end of the business, i.e. when the sales agreement is signed. Your estate agent will, however, assist you through to the exchange of contracts.
