|Description of Property|
The property houses the first half of a hill overlooking the city of Angera the hill opposite the medieval castle "La Rocca Angera".
The land is about 6.000mq, 2,000 of them prepared in the garden of vineyards and 4,000 enrolled in the Lombardy region as cultivation IGT.
The main body is in the middle of the garden and at the bottom of the hill. There are 2 secondary bodies: a 20 square meter used in thermal power plant for half and half to kitchen and bathroom outside, the other is a rustic house with a plant of approximately 105sqm, 80 and 25 of main body of the porch. There is a project idea for the complete renovation of this unit which included spa and indoor pool.
The main body of about 400 square meters, covers 5 split level giving a strong impression and then a movement that restructuring has highlighted in its beauty. On the ground floor there is a large living room (over 100sqm) with kitchen island beautifully placed in context. To complete the living area one bathroom with shower, a dressing room with washbasin in lava, a laundry room about 20 square meters and an underground cellar with vaulted brick can 'contain many thousands of bottles.
The entrance is very wide and made of hand-carved stone portal that serves as the main door and payment portal to the inner garden. The dining area allows the use of a table of about 3.5 meters (14 people) and is characterized by a fireplace that was built using the steps of the portico of a church of 1300 in Baveno pink granite. The fireplace is fully functional and equipped with arms and chains for cooking (polenta, roasted chestnuts, etc.).
The part of the living room was designed in the recovery of the porch, where it was maintained only by closing the original structure with large glass doors.
The middle one is accessed by opening the outdoor dining area, consisting of: wooden pergola and towels, large table of the Val d'Ossola gneiss from 3.20 x1, 65m that can accommodate up to 22 people with benches on the sides of the same material long
BBQ area consists of old stone sink recessed into the wall of stone, soapstone cooking area of 60x30cm, 80x40cm and work surface area with a fire grate movable from 60x 40cm approx.
In this area you have created a conversation area with umbrellas and chairs.
In the bottom of the indoor dining area, a ladder that pierces the background window, which gives access to the upper room: the library. This place, originally a barn, has kept all its features:
large windows that have left the original vision of the barn
the balcony (elongation of the original access) which overlooks the living area and looks like a continuation of large outdoor balconies (which is why it has remained the same railing)
The large bookcase custom built, keeping the original stones, building stone pillars and equipping it with oak shelves like the floor.
On one side there is a fireplace "reading". All windows are not accessible electrically operated.
From here you reach the sleeping area, consisting of 5 bedrooms all with en-suite. From the library will go up 4 steps and you enter the first room features a stone wall to the original view. The bathroom has a shower with a semicircular plate 90 from the corner as well as other services.
Continuing on, you can 'choose to go up or down on the top floors of 5 steps and enter the room which is suitable to study (it was our use) with its own bathroom with stone shower and all amenities. A glass door allows direct access to the garden. Continuing on we pass through a hallway that has a separate entrance (door key and alarm controls) for this area. There is the possibility to grant its guests total privacy with private entrance.
After disengagement, there is always another bedroom with bathroom with shower masonry.
Going upstairs there are two levels: first, that of the master suite consists of 3 rooms connected by a corridor that opens onto the long balcony through three doors. The bedroom down with roof view, master bathroom with tub Matteo Thun in shell almond, stone shower with Bisazza gray blue edging and white gneiss. The third room completes the suite with large walk-in closet.
Going up a few more steps, we find the innermost room of the house with a large porthole that leads to the castle. The bathroom of this room is equipped with a Jacuzzi tub.
The various levels enhance the dynamism of the dwelling and the subdivision of the rational and natural spaces. The exterior specially shaped to blend with various levels of the house has four major areas: The dining area has already been described, an area below the green, a large garden area in front of the rooms at the intermediate level where even the large balcony overlooking the area Another manor garden behind the service structure used as a play area from which the later part of the hillside vineyards. The back of the house borders on a country road (jointly with the neighboring properties) that borders the vineyard.
