Villa Ticino river and park view

Secretive property located in a clearing of the woods that overlook the river Ticino, in the town of Castelletto Sopra Ticino.

Location

The property is located in the town of Castelletto Sopra Ticino, just 30 minutes from Malpensa. A clearing in the woods is home to the villa and its beautiful park of 10,000 square meters overlooking the river Ticino. Access to the property is via a dirt road well maintained and well traveled by any means of transport that extends for about 600-700 meters.

The villa was built in the early '80s in the best position of the large plot, overlooking the river. It has two levels plus basement, divided in various environments as follows:

ground floor with kitchen, pantry, living room with dining area, two bedrooms and bathroom, first floor attic apartment with three bedrooms and bathroom. The basement, large size, it is divided between a large room and two cellars, as well as a small laundry room. Is accessible from outside the boiler room.

The property is constantly subject to routine maintenance and upgrading plants. It has been recently installed a combination boiler gas-burning fuel that can be exploited as the many prunings arising from the maintenance of the park. The slate roof is constantly monitored and is in perfect condition.

Two small deposits in the immediate vicinity of the villa would lend themselves to accommodate a garage.

It is possible to construct an access driveway from the street along the Ticino river that would lead directly to the villa through an avenue that would extend completely on its own grounds, eliminating the transition from dirt in the woods, which still form a nice backdrop of trees which creates a detachment from urban reality much greater than it actually is in terms of distance.

Mandatory interventions are not necessary, as a possible restructuring would be intended solely for the redesign of some details (bathroom, basement), or by reallocating rooms to suit your needs, and action made possible with an absolute rate of interest.
